please review the following requirements carefully. The non-refundable application fee

is $49.99, as noted in the property listing.

Required Documents and Qualifications:

1. Separate Application

Each applicant aged 18 or older must submit a separate rental application.

2. Credit Score

A minimum credit score of 675 is required. Your credit report will be pulled

once your application is submitted.

3. Valid ID

Please upload a clear copy of a government-issued photo ID.

4. Proof of Income

Provide 3 months of current pay stubs to verify income. Self-employed

applicants may submit two years of tax returns instead.

5. Income Requirement

Combined gross monthly income must be at least 2.5 times the monthly rent.

6. Bank Statements

Submit 3 months of complete and current bank statements (all pages).

7. Rental History

Provide 3 years of residential history along with contact information for

rental references.

8. Additional Documentation (Optional)

If applicable, you may include an explanation letter or any additional

documentation to support your application.

9. Pet Screening Requirement

Once approved, all applicants are required to complete a Pet Screening profile,

regardless of pet ownership. Choose one of the following:

o No Pet profile

o ESA/Service Animal profile

o Household Pet profile

We partner with a third-party service to ensure clear understanding and

acknowledgment of our pet policies. This process helps maintain a welcoming, pet-

friendly community.

10. Incomplete Applications

We will notify you once via email if any items are missing. Please note: we may

continue processing other applications and cannot guarantee your spot if your

file remains incomplete. Missing documents or co-applicants may result in denial.

11. Application Fee Refund Policy

If your application is approved but, after personally viewing the property, you

decide not to move forward, we will gladly refund your application fee.
